Acting for Columbia Threadneedle, GV advised in the acquisition of the former tank factory. In the intervening years they have secured a series of short term lettings whilst project managing a complex planning process.
Radial Park is a 60 acre former MOD tank manufacturing facility in Leeds bought by Columbia Threadneedle in 1999. Gent Visick have been involved at every stage of the evolution of the site. Whilst the site clearly had long term residential redevelopment potential the route to get there was anything but straight forward. Gent Visick worked with the client and the extensive professional team (including architects, engineers and planning consultants / master planners) to work up a viable masterplan for the site which satisfied both the client’s requirements for return on their investment, as well as liaising with the community to ensure this sensitive (and often controversial) long term planning play was well supported locally.
This was however just one facet of this complicated site. To enable viable development of the site it was essential that the Manston Leeds Link Road was built to bridge the railway line and join the east of the site to the motorway via neighbouring Thorpe Park. Gent Visick undertook the complex negotiations with Scarborough Development Group and the work on the road is due to complete in summer 2017.
To further complicate matters the development sits on a historic coal mining site, so Gent Visick identified that the most cost effective way to remediate the site and stabilise the ground would be to extract the remaining coal, and liaised with the coal extractors to ensure this was done without effecting the adjacent railway line, but still in a manner which generated profit for the client.
Planning consent on the first 12 acres and a sale to Bellway Homes for the development of 120 homes was achieved in 2012, and Gent Visick are supporting the balance of the site through planning currently.
